TGPSC has released Notification No. 05/G/TP/2026, dated 6 July 2026, for direct recruitment to the post of Assistant Director of Town Planning in the Town and Country Planning Department. This is a Multi-Zonal cadre post, meaning it can be filled from candidates across the state's multi-zone system rather than a single local zone. The upper age limit for this recruitment has been specially raised from 34 to 44 years through a government order, giving many more candidates a chance to apply. This role suits engineering and planning graduates who already hold, or are close to holding, a postgraduate qualification in urban and regional planning. As Assistant Director, you will play a key role in shaping how towns and cities in Telangana grow, working on layout approvals, zoning enforcement, and master plan implementation at the zonal level. Since this is a Group-I equivalent technical post filled through direct recruitment, it offers strong long-term career growth within the state's planning administration.

Who Can Apply?

• Qualification: You need a B.Arch, or B.E./B.Tech (Civil), or B.Planning/B.Tech (Planning), or M.A. (Geography), or M.Sc. (Geography), or M.Sc. (Geoinformatics) as your base degree.
• Additional requirement: Along with the above, you must also hold a Postgraduate Degree or Diploma in Town and Country Planning from a recognised Indian university, or membership/fellowship of the Institute of Town Planners of India or an equivalent recognised planning institute.
• Qualification date: You must hold the required qualification as on the date of notification, i.e. 6 July 2026. Provisional results announced after this date will not be accepted, and mere processing of your result by the university before the cut-off date does not count.
• Distance education: If you obtained your degree through an Open University or Distance Education mode, it must be recognised by the UGC, AICTE, or the Distance Education Bureau. Degrees not recognised by the relevant statutory authority will not be accepted.
• Equivalent qualification: If your qualification differs slightly from what is listed above, an Expert Committee constituted by the Commission will examine your case and its decision will be final.
• Citizenship: You must be a citizen of India with good character and antecedents.
• Reservation: Reservation benefits for SC, ST, BC, EWS, PwBD and women are available as per Telangana State and Subordinate Service Rules, 1996 and related government orders. A 95% local reservation applies to posts notified under Multi Zone-I and Multi Zone-II as per the state's zonal recruitment rules.

Age Limit

• You should be between 18 and 44 years old as on 1 July 2026.
• Age Relaxation: The upper age limit was raised by 10 years, from 34 to 44 years, as per G.O.Ms.No.86, General Administration (Ser.A) Department, dated 18 May 2026.
• Candidates claiming reservation-based age relaxation for SC/ST/BC/EWS/PwBD categories will also be considered for Open Category (OC) vacancies as per Commission rules.

Salary

• Selected candidates will get a salary of Rs. 58,850 to Rs. 1,37,050 per month under Pay Level 10 of the Telangana Pay Scale.
• You will also get DA, HRA, and other allowances as per Telangana government rules.

Selection Process

The selection will be made through the following stage:

1. Written Examination (Objective Type): The Commission may conduct this either in OMR-based offline mode or Computer Based Recruitment Test (CBRT) mode. The exam is tentatively scheduled for October 2026. If the exam is held in multiple sessions, scores will be normalised on a percentile basis to remove any variation in difficulty across sessions, and the Commission's decision on normalisation will be final.

The exact exam mode and detailed schedule will be announced through a web note or press note, and also mentioned on your hall ticket. Make sure you keep checking the TGPSC website regularly, since all official communication happens there and no individual correspondence is entertained.

How to Apply

1. Go to the TGPSC portal at tgpsc.gov.in.
2. If you are a first-time applicant, complete your One Time Registration (OTR) to get your OTR number and user ID, sent to your registered mobile number and email.
3. Log in with your OTR number and select this notification (05/G/TP/2026).
4. Fill in the online application form carefully with your qualification and category details.
5. Upload the required documents and photograph.
6. Submit your application before the deadline and keep a printout for your records.

Note: Only online applications are accepted. Applications sent by any other mode will not be entertained. Also keep your OTR-registered mobile number and email active until the recruitment process is complete, since all OTPs and updates are sent there.
