BMRCL General Manager (Property Development) Recruitment 2026 — 1 Post

BMRCL is a Joint Venture of the Government of India and Government of Karnataka. It is a Special Purpose Vehicle (SPV) responsible for building and running the Namma Metro network in Bengaluru — the second-largest metro network in India. Through notification number BMRCL/HR/0001/PRJ/2026 dated 08.04.2026, the corporation is looking for an experienced professional to lead its property development activities.

Who Can Apply?

Educational Qualification

• Graduate in Civil Engineering from a recognized university

Experience

• 20 years of post-qualification experience in Construction of Metro Rail, High Rise Building, Highways, Railways, or Property Development
• Out of this, minimum 8 years preferably in execution of Metro Rail Project / Property and Business Development
• Should have experience in Government or Private sector at senior level
• Must have expertise in handling Business Development projects, Real Estate sector, and coordination with statutory and regulatory bodies
• Experience in Contract Management and working in a computerized environment is required
• Candidates from Government organizations must have no adverse entries in D&AR and Vigilance
• Candidates currently in regular service in Govt. Organizations / PSUs will be considered if they opt for retirement through VRS before joining BMRCL

Other Requirements

• Knowledge of Kannada is essential

• Maximum age: 58 years as on the date of notification (08.04.2026)

Salary

• Grade: E8
• Consolidated Pay: Rs. 2,06,250 per month
• Allowances: Conveyance allowance, GMC (Group Mediclaim Cover), GPA (Group Personal Accident), NPS (National Pension System), and other applicable allowances and perks as per company rules
• The contract is initially for 3 years or till the date of superannuation (60 years), extendable based on performance and requirement

Selection Process

• Work with internal teams and external stakeholders to plan and execute property monetization strategies
• Monitor construction progress of high-rise buildings and property developments along metro corridors
• Assist senior leadership in policy decisions related to property development and land acquisition
• Follow all company rules and government guidelines while managing project budgets and timelines
